🏠 Home Sales & Inventory

In August 2025, 795 single-family homes sold across Lee County — down about 8% year over year from 866 last August.
Inventory remains steady,
up just 2%, with roughly 5,191 homes currently on the market.

That translates to a 6.5-month supply, officially tipping the scale to a buyer’s market. Buyers now have the upper hand, more options, and the ability to negotiate better deals — something I help my clients take full advantage of.


Days on Market

Homes are spending more time on the market — averaging 86 days, up from 72 days this time last year.
With so many choices available, buyers are taking their time, which means
sellers must price and present their homes perfectly to stand out. In addition, seller's and their Realtor must constantly review the comparable sales to ensure that the current pricing on their home aligns with Buyer's expectations.

Rental prices have dipped about 5% year over year, with average rents at $2,254 versus $2,374 last year.

Builders are scaling back slightly, pulling 189 new home permits last month — down 10% from 2024’s pace.
